This goes closely with being friendly and likeable. Being personable means that others can relate to you and they feel comfortable telling you sensitive things. In getting a mortgage, a prospect bares their financial soul; and to some, this is very uncomfortable.
One of the best ways to start a conversation with a new prospect is to simply say "Tell me a little bit about your situation." This will help them open up about their past credit issues or other financial concerns that could be an obstacle in getting a mortgage.
Being personable is also a tool in gaining trust with Realtors and other referral partners. It may be difficult to be personable when you under stress and have fires to put out and problems to solve, but your relationships, both inside your office and outside, will flourish if you remain friendly and personable. Especially during trying times.
