We all learned this from our parents... but there have been many in our industry that seem to have forgotten the importance of telling the truth. Some of them are now without a job or even in jail. No Realtor, loan or paycheck is worth risking your name and that of your company.
There are some Realtors and even borrowers that will ask you to "fudge over" a minor (or major) detail in order to get the loan through. These are not clients that will help your business grow in a way that will bring you long-term success. Run as fast as you can away from these situations. There are enough honest people out there that you don't need to put yourself in jeopardy with the few that make these types of requests.
The primary reason appraisals are now so difficult to get through is because of the dishonesty so prevalent for so many years. It did finally catch up and now we are all paying the price for the poor choices of just a few.
I use a phrase with my kids: "take the high road" which can have multiple meanings, but one that I emphasize with them is that it is better to be honest than anything less. The same goes in our businesses, it just isn't worth the potential harm; to both you and those you are being dishonest for.
